Small Apartment Loan Program
The Small Apartment Loan Program is a first mortgage product created specifically for small apartment properties (5+ units) with loan amounts between $400,000 and $3,000,000. The program offers several advantages over traditional bank lending as well as other lending programs including:
- Outstanding Rate and Longer Terms
- Loan-to-Value up to 80% for Purchases, 75% for Cash-out Refinances
- No Prepayment Penalty upon sale or transfer
- No Balloon Payment - initial fixed terms of 1,3,5,7,or 10 years with rate adjustments thereafter until fully amortized over the life of the loan
- 15/15 Fixed Rate loan available
- 25 year amortization - up to 30 years if property meets certain conditions
- Closing in 45 to 90 days with 60-day rate locks
